Cumming Ranch | A New Southern California Development In Ramona, CA

Within an hour’s drive to San Diego, Orange County, Riverside County, Los Angeles County and Palm Springs is a beautiful parcel of land near miles of grassland preserves situated among the ranch lands of Ramona. It is unique land that presents the perfect canvas for this development. We’ve tempered our excitement with balance between the great responsibility to care for this land and the important Ramona Grasslands Preserve along with the growth of a burgeoning Southern California population. This project offers its residents a chance to get away from the hustle and bustling sounds of the city and take a stroll through the hills to enjoy a sunset and later fall asleep in soothing quiet.

The following design objectives were established to guide the design of the Cumming Ranch project:

  • Accommodate the Ramona Grasslands Preserve by making certain lands available to the preserve while retaining a portion of the property for residential development.
  • Provide a residential development that is reflective of Ramona’s rural character.
  • Integrate as seamlessly as possible the residential development with that of surrounding grasslands.
  • Provide a scenic and meaningful public trail system.
  • Integrate the existing Ramona Vernal Pool Preserve into the Ramona Grasslands Preserve.

The residential component of the project encompasses an area of approximately 215.0 acres. Design features of the residential development are highlighted below. A total of 125 rural residential lots are proposed. Lots will range in size from 1.0 acre to 3. I acres. The average lot size will be 1.5 acres.

Overall density will be 0.18 or one unit per 5.46 acres. Both the lot size and density conform with the County’s recently adopted General Plan.

All of the residential lots have been individually designed to “match and fit” the natural landscape and terrain of the site. Where available, physical features, such as natural drainages, rock outcroppings, large boulders, oak trees and natural patterns of landscape are retained and incorporated into the individual lot design.

This project has also been designed to meet California AB 32, Climate Change Regulations, by reducing Greenhouse Gas Emissions (GHG) for new construction by a minimum of 17 .3%. There are several key onsite design features for reducing energy and water consumption targeted to meet these objectives.
